Identifying Environmental Issues on Pre-Market Properties

Acting as our client’s portfolio coordinator, Cameron-Cole retained three regional consulting firms to conduct Phase I Environmental Site Assessments (ESA) on 100 properties in 10 states which were selected to be sold by the client following a 90-day schedule. Cameron-Cole teamed up with the mergers and acquisitions (M&A) law firm retained by the client to identify and focus on any problematic properties and resolve outstanding issues, which were numerous and varied. In one case, the community near a particular property developed a trash dump without permission, which we worked to remove. At another project site where an individual built an unauthorized cabin, we helped facilitate the sale of the property to the cabin’s resident. Other issues across the properties included identifying agricultural waste and uncovering and reporting the storage of illegal hazardous waste. Efficiently and methodically resolving each individual challenge allowed the client to list the properties according to schedule, and with the least number of environmental issues possible.
